“What Do I Need to Do to Sell My Home?”

March 18, 2025

It’s a common question we get from sellers, and the answer depends on your goals. You don’t need to do anything special to sell your home—but the effort you invest often translates directly to how much money you net at closing. Here are three ways you can approach the sale:

1. Sell Your Home As-Is

Yes, you can sell without making a single change. While convenient, this usually results in lower offers, as buyers factor in the cost of repairs or updates they’ll have to make themselves. Even foreclosures with missing toilets, cabinets, and stair rails sell because they are a deal—but ask yourself if you’re really looking to hook up your buyer with a good deal.

2. Address Deferred Maintenance

Handling minor repairs can prevent major hurdles during negotiations. Issues like faulty HVAC systems, roof leaks, or broken fixtures might seem small, but they can derail deals during due diligence. Buyers will also often see unaddressed issues, even small ones, as red flags; causing them to ask the question: “What else is wrong?”.  We’ve found that sellers who opt to have their home inspected before going under contract experience the smoothest due diligence processes and feel most at ease addressing concerns without the pressure of tight deadlines. Tackling these things upfront reassures buyers, reduces negotiation friction, and protects your net proceeds.

3. Make Strategic Improvements

Everyone loves new cars, new clothes, and especially new homes—or at least homes that feel new. From minor cosmetic improvements such as fresh paint and updated fixtures to more substantial upgrades like new counters and flooring, strategic enhancements can significantly boost your home’s appeal. It’s a business opportunity for those who have the time, money, and bandwidth to handle these improvements. Homes perceived as “updated” often attract more offers, sell quicker, and ultimately net more money.

Whichever route you choose, we’ve got you covered. Whether you prefer to sell exactly as your home is today or want to enhance it strategically to maximize your profit, our team has the vendors, expertise, and resources to help you achieve the best possible outcome.
