2019 was a blockbuster year for guard gated real estate in Las Vegas, and 2020 is off to a strong start. Last year we saw $939,525,956 in total guard gated sales volume—$13,068,164 more than we did in 2018. As far as transactions go, there were 701 closed guard gated sales in 2019 and 704 in 2018.
Below, you’ll find a list of the Top 19 Guard Gated Home Sales of 2019. This list only includes single-family homes in Summerlin, Las Vegas, and Henderson—no condos were included. But first, let’s look at some trends…
Once again, The Ridges proved its appeal to luxury home buyers and dominated the list with 10 homes in the top 19 (compared to 8 homes in 2018). MacDonald Highlands also seems to be on the rise with 3 homes on the list (compared to just 1 home in 2018).
As is often the case, luxury home buyers are still showing a strong desire for new and renovated properties. Only 1 home on our list was built before the year 2000, and it was extensively remodeled. Homes built before 2015 had an average price per square foot of $423, compared to $610 for homes built in 2015 or later. Over half of the homes on our list were built in the last 5 years—and many of those that were built earlier have been modernized with high-end upgrades and renovations.
As always, homes with desirable amenities fared well in 2019. From a 10-seat pub-style bar to an expansive rooftop deck to a garage with room for 17 cars, the ultra-luxurious amenities found in these estates are truly spectacular. 8 of these properties have golf course frontage, 7 have casitas, and 5 have basements. Additionally, every home on our list features a pool, and all but 2 feature a home theatre or media room.
