The following is a recap of the top 18 guard gated home sales of 2018 in Summerlin, Las Vegas, and Henderson, Nevada combined. Looking at the list, there are a few trends to keep in mind, especially if you’re looking to buy or sell a luxury home in the Las Vegas Valley this year.
The Ridges once again proved its appeal to luxury home buyers and dominated the list with 8 homes in the Top 18.
Newer and renovated homes sold for a premium in 2018. The average price per square foot for homes built in 2009 or earlier was $472, while the average price per square foot for homes built in 2015 or later was $607. Five out of the 10 homes that sold for more than $5MM were built within the last five years. The oldest home on the list, 1717 Enclave Court, is the current residence of Steve Wynn. It sold for the highest price per square foot and reportedly the estate had $20M+ in renovations which makes it an anomaly. Because of this, we excluded it from the averages mentioned above.
Single-story homes and homes with desirable amenities also fared well in 2018. The average price per square foot for single-story homes on the list was $631, compared to $532 per square foot for homes with two or more stories. Floyd Mayweather’s new home at 9504 Kings Gate Court has a massive walkout basement so we counted it as a two-story in our calculations. Over a third of the homes on the list enjoy golf course frontage, and over half contain a casita, a basement, or both.
