Despite the COVID-19 pandemic, 2020 was a strong year for guard gated real estate in the Las Vegas Valley—particularly during the last half of the year. For homes sold at $500,000 and above, we saw $1,418,608,991 in total guard gated sales volume—$428,888,325 more than we did in 2019 (an increase of over 30%). As far as transactions go, there were 1,006 closed guard gated sales in 2020 and 761 in 2019 (an increase of over 32%).
There was a particularly high demand for ultra-luxury properties in 2020. In fact, homes priced over $4 million saw over twice as many sales as there were in 2019. Much of this demand was driven by wealthy buyers relocating from California and other states with rising income tax—especially those who now work and/or run their businesses remotely.

As is often the case, homes with high-end amenities fared well in 2020. From showroom-style garages and indoor basketball courts to bowling alleys, home theaters, and game rooms, the ultra-luxurious amenities found in these estates are incredible. Most of the homes on this list feature unobstructed views of the Las Vegas Strip, and some were designed by award-winning resort architects. Every property listed features a swimming pool and spa, 7 boast golf course frontage, and 8 contain a casita, a basement, or both.
